The 49 bed Bonham Hotel, built in 1877, spans three Victorian townhouses and is located close to Princes Street in the New Town Conservation Area of Edinburgh. The property is Category B listed and sits within the UNESCO Edinburgh World Heritage Site.
TFT was appointed by Town House Collection Holdings c/o Starwood Capital to carry out a Vendors Technical Due Diligence Survey and Reinstatement Cost Assessment on the Bonham Hotel. The hotel had already undertaken fabric repairs to the front elevation together with leadwork repairs, slate overhaul and repair of the cast iron rainwater goods.
The rear elevation was very restricted which called for a 26m high spider crane to provide access. This revealed that significant repairs were discussed in detail during the purchase negotiation process. As a result of TFT’s knowledge in the sector, costs were reduced and the purchase was expedited.
