TFT was the Project Manager and Cost Consultant on this 3,000sq m (33,000sq ft) speculative office development in Wimbledon.
Through careful design, the team increased the net internal area by 150% adding an extra floor to the existing building plus construction of a lateral extension to the side elevation. What’s more, we remodelled the building internally to provide a sustainable, efficient and BCO-compliant office block fit for the modern market.
The outcome is a huge aesthetic improvement, a higher performing building and secured pre-let on the entire block.
In 2021, the scheme won an Architects’ Journal AJ Retrofit Award. Judges praised the ‘unbelievable transformation’ and noted the ‘great community engagement and feedback’. As one judge summed up: ‘This is retrofit for the long term’.
We’re all very proud of what Wellington House has become. It’s transformed as an asset, thanks to TFT challenging the team to literally push the boundaries of the project and then coordinating a thoughtful approach to make the plans a reality within the timeframe we’d set out, despite a restrictive site and businesses which had to maintain trading throughout.
The result is a boon to the Wimbledon area and local office market, as our high-quality tenant makes the Wellington Wimbledon its home this year.
