David Medcraft

David is a Senior Director and heads TFT's national development and project consultancy services. He's responsible for our major project/programme commissions including recently a major recladding programme of works covering 30+ buildings across the UK and our senior living residential portfolio.

David has over 15 years’ experience leading major project and programme management commissions in a number of industries across the UK, notably international nuclear operations and decommissioning programmes, as well as commercial, retail, healthcare, heritage, residential, leisure and infrastructure.

Daisy Fox-Pope

Daisy is a Director based across Bristol and London. Daisy specialises in project monitoring, including Funder, Investor and Lender / Independent Monitoring Surveyor, across all sectors. She has experience previously leading Dilapidations and Planned Maintenance Strategy for The Crown Estate.

In 2017, Daisy was shortlisted in the Building Surveying Category for RICS Matrics Young Surveyor of the Year Awards.

Dan O'Connor

Daniel joined TFT in March 2006 and is a Director based in the Guildford office. Daniel is the Head of Education at TFT and specialises in Project Management, Development Monitoring, Contract Administration and Funding Advice. He has 23 years of experience in managing and overseeing various sized projects in the private and public sectors.

He is currently involved in a wide range of projects for various education clients including project management of two rationalisation and refurbishment schemes for the Girls Day School Trust, contract administration schemes and professional services for Academy, Local Authority and Diocesan Schools and project monitoring a student accommodation development for an investment fund.

Daniel manages a team of surveyors and project managers to support and provide professional services to the Education Sector, these include project management, contract administration, Technical Due Diligence, condition surveys, planned preventative maintenance schedules, historic building advice and Reinstatement Cost Analysis Reports.

Over and above the work carried out in the Education Sector, Daniel has also carried out refurbishment and repair of residential properties to a Decent Homes Standard, office refurbishments, dilapidation and party wall advice, refurbishment of historic buildings, condition surveys, and financial advice for clients. He has also project monitored the construction of a new build bank incorporating a retail park management suite and warehouse developments in Poland for large investment funds.

Are you 'Resi for the Future?' That's what we asked over 120 guests who joined us for our 2024 conference, as we explored the future of commercial residential buildings together, from BTR to PBSA.

Across three panels with ten industry leaders, we covered the topics of safety, value enhancement, and the future outlook for investors when it comes to new residential developments.

Residential building safety, regulation and risk

The event kicked off with a session on building safety and regulation. David Medcraft, TFT Senior Director, was joined by fire safety specialist Nick Beers and cost consultant Dylan Devshi. Their conversation focused on the transformative impact of the Building Safety Act 2022. The trio discussed its legal implications, the responsibilities faced by duty holders and the enhanced building safety measures which are now in place as a result.

With the panellists' experience in delivering many schemes to bring unsafe buildings up to high safety standards, we shared the project risks, and cost data behind these complex works.

The panel stressed the interconnected challenges of safety, sustainability, and value, advocating for a comprehensive and integrated approach to building and investing in residential assets. The importance of thinking ahead and staying up to date with the evolving regulations and market conditions which impacting project timelines and costs.

The potential for added value in recladding

The second session, chaired by TFT Director Dan O’Connor, delved into the potential for adding value through recladding projects. Dan was joined by Nicole Sedgley, TFT energy and carbon consultant, and Alex Mowat, head of Mowat Architects to explore the opportunities for enhancing sustainable performance, occupier wellbeing and asset value in the course of recladding projects.

The discussion highlighted practical improvements such as adding floorspace, implementing green walls, and upgrading building performance. Real-life case studies demonstrated the tangible benefits of a holistic approach to asset improvement, tailored to different building types and commercial contexts.

Investment strategies for resilient residential assets

Our final session was led by Daisy Fox-Pope, Director for Project Monitoring. She led the discussion between a set of experts in residential investment: Tanmay Desai from Pension Insurance Corporation (PIC), Lilly Thompson from Grosvenor, and Ross Ironside from Coutts Bank.

Together, the panel shared their insights on managing due diligence, understanding market resilience, and accounting for long-term risks like climate change. They emphasised the importance of quality, sustainability, and proactive engagement with development teams to ensure robust and future-proof investments.
