We have previously noted the role technical due diligence (TDD) plays in informing the acquisition or occupation of commercial property. However, TFT can also provide a Schedule of Condition (SoC) for MEP systems, prior to commencement of a lease or construction works. Typically, we work with occupier clients for this type of role as SoCs are important for setting out and limiting liability with respect to state of repair and future betterment. We work with our clients to undertake and then review the SoC upon lease expiry or completion of construction works to establish difference in condition and apportion costs for any rectification.
