We were instructed to prepare a terminal schedule of dilapidations on two floors of 30 St Mary Axe – informally known as the Gherkin – for the landlord for service on the outgoing tenants. The initial claim for both floors was £610,410 and, following the subsequent negotiations with the tenant’s surveyor, a combined settlement of £525,000 was reached, which equates to 86% of the original claim. We were subsequently instructed to undertake the dilapidations works to revert the floor spaces back to Cat A configuration.
