TFT undertook an initial technical due diligence (TDD) instruction of the property whilst it was being constructed, and thereafter helped with technical aspects of the transaction which was nominated by Property Week as one of the deals of the year (2024) worth over £50m.
TFT monitored the CAT A base build to completion and are currently monitoring the tenant CAT B fit out for PIC. TFT was instructed to undertake the TDD and start monitoring the CAT A works c.75% of the way through the construction period which presented various challenges but the team worked quickly to absorb large amounts of information and work with the client on any issues.
The TFT team brought a wide range of expertise to advise this important transaction - not only building surveyors but cost consultants, rights of light specialists and M&E engineers all supported
the work. The building now provides Grade A BREEAM ‘Outstanding’ office space with an EPC A rating.
