TFT were appointed as Project Manager, Cost Consultant, Principal Designer and BREEAM Assessor for the £15m refurbishment of 338 Euston Road, a 17-storey office building which was re-clad in the 1990s to become a striking post-modernist office building. The site is part of the Regent’s Place mixed use campus which provides office, retail and residential space centred around a public area.
The works involved the CAT A refurbishment of several upper floors together with a new, remodelled reception and shell and core A1/A3 retail space at ground floor level. New showers, cycle storage and drying rooms were installed in the basement.
TFT also provided cost consultancy services during the pre and post contract phases, from feasibility study to agreement of final accounts. Alongside the main refurbishment project, we also incorporated a major CAT B package of works for the incoming tenant, Facebook.
Several challenges were successfully met: the contractor was set a tight six-month timeframe to complete the works; and with the building occupied and fully operational on the lower floors and a lift refurbishment programme let as a separate package restricting access to the works areas, maintaining access and the goodwill of existing tenants was crucial.
The works have achieved a BREEAM ‘Very Good’ rating and the EPC has been increased from the previous E rating up to a C.
