TFT was appointed by KFIM to provide a list of services to support the refurbishment of 70 Mark Lane: 16,000sq ft of Cat A and Cat A+ office space in the City of London.

The brief was to provide a mix of fit out levels to each floor to achieve the best market exposure. The premises included levels 13, 14 and 15 at the top of the building. Working closely with the client and leasing advisors, a strategy and brief was developed to provide a standard CAT A refurbishment to level 13, a fully fitted out floor (CAT A & B) and a hybrid CAT A+ to level 15. CAT A+ acts as a halfway house between CAT A and CAT B to incorporate practical features that allow the space to be ready for full occupation immediately.

TFT worked closely with the leasing advisor and architect to ensure the finish quality matched the market requirements, including architectured detailing to the typical suspended ceilings.

TFT’s M&E specialists worked across all three floors, providing design and site monitoring services for the new modern lighting scheme, fire alarm services, power and data installations throughout. The 14th floor gained a new fibre connection and a comms room complete with active equipment and data installation to support the Cat A+ installation on that floor. The team also designed hot and cold water and above-ground drainage services for new tea points and W.C.’s, complete with leak detection and solenoid shut-off valves.

Further mechanical design consultancy services for the project entailed the provision of cooling, heating and ventilation to all three floors and a full replacement of the building management system (BMS) controls on each floor with upgrades to the BMS head-end graphics.

Mark Fenwick, who led TFT’s M&E services for the project said:

We began our early design collaboration with the team just as the UK went into its first COVID-19 full lockdown. The whole design process was therefore carried out remotely, primarily via Teams. Workshops were conducted virtually, and paper free. Despite these adaptations, the project was delivered by the main contractor to a very high standard of finish. The commissioning and witnessing process was also seamlessly managed by the contractor and their supply chain and we completed the project on time and on budget, with a satisfied client.

We are hugely proud to be able to showcase how successful this project has been. And we are looking forward to our next project with the team.
