TFT was appointed to provide performance design specification for the full Cat B fit-out of the third and fourth floors at Aurora, located in Bristol’s Finzel’s Reach.
The fit-out of of 35,000 sqft office was designed to deliver on the BREEAM “Excellent” standard of the building, with sustainable building services which put user comfort and performance first. Upon completion it was the only building outside London and one of just six in the UK to achieve the BREEAM “Outstanding” environmental award. It also holds the LEED Gold sustainability standard and a Platinum Wired Score accreditation for connectivity and digital infrastructure.
Our role was to reconfigure the mechanical and electrical building systems to maximise occupant wellbeing and energy efficiency for the incoming tenant.
This work encompassed ventilation, air conditioning and fire alarm systems, the installation of a new heating and comfort cooling system, new above ground drainage, domestic water services, feature lighting, small power, data, audio/video equipment, access control and CCTV equipment.
The floor plates were originally open plan, while the new fit-out included cellular offices and meeting rooms. Each room was provided with independent fan coil units with local temperature controls, mechanical ventilation and feature lighting with programmable scene selection plates. New kitchenettes were provided with hot and cold water connections, local water heaters, above-ground drainage connections and small power.
New comms rooms were provided with dedicated split air conditioning systems. The comms rooms included racking, active equipment, uninterruptible power supplies (UPS) and data cabling throughout the floor to each floorbox position.
The project was completed on time and on budget.
