Clippers Quay is a build to rent development in the upcoming area of Salford, comprising 614 apartments across five buildings. Grainger Land & Regeneration Limited appointed TFT across a range of services to transform two empty retail units into office space for the client’s use. This added pressure of the Client also being the end-users emphasised the need to provide a smoothly-running project from start to completion.
Originally two independent retail units at ‘shell’ stage, the team were working with restricted space and unit configuration. The structural columns and walls within the unit made the space planning exercise and the specification also challenging to fulfil the Client’s brief of the overall office usage. Moreover, timeframes were tight with the requirement to develop a specification of works and hand over the fully functioning CAT A & B office space by the lease expiration date.
The TFT Sustainability team supported the project by providing updated initial Energy Performance Certificates (EPC) advice and then a new EPC rating upon completion of works.
Thanks to a successful collaboration with the wider project team, we ensured our Client’s vision for the space within Clippers Quay was achieved and the project was delivered on time and £20,000 under budget. The combined unit now forms the northern office base for the Grainger plc team and they are delighted with the end result.
