TFT was appointed by The Crown Estate to deliver the conversion of an existing office space to high end residential apartments at the prestigious Crown Reach riverside complex, maximising their value ahead of sale on the open market.
TFT acted as Project Manager, Cost Consultant and Principal Designer for the works which included the fit out of the existing shell, installation of a new mezzanine to form a bedroom, the formation of a courtyard, built in joinery and a retractable roof light. A full package of cost consultancy services included initial feasibility through to completion. This involved cost planning; compilation of tender documents and analysis of tender returns; post tender negotiations; management of change control and reporting to the client; carrying out all valuations and issuing recommendation for payment; and agreement of final account. We worked closely with other consultants and the contractor to overcome issues such as access and provide a high quality finish which was in keeping with the rest of the Crown Reach complex.
The scheme has created two high specification apartments from the existing office space, which complement the surrounding area, enhance the asset value and reflect the client’s expectations of quality, appeal and value.
