Grade II listed manor, Tewkesbury

TFT were appointed to act for the tenant of a Grade II listed manor house on the outskirts of Tewkesbury. The building was acquired by a family just before the expiry of a 15yr full repairs and insurance lease (that was subject to a schedule of condition) for conversion from offices to a family home.

The project involved the negotiation of the landlords terminal dilapidations claim. The claim was successfully reduced from £240,000 to £80,000.

Work included validation of the claim, inspection of the property and initial advice to the client. TFT questioned the landlords schedule in terms of its inclusion of items recorded in the schedule of condition (that weren’t the tenants liability to resolve), items considered to be ‘betterment’ of the property that related to the conversion from offices to residential use and that rectified inherent defects for which our client wasn’t liable under their lease.
