Located in the heart of the Portman Estate, with views over Hyde Park, lies Marble Arch House; a seven storey mixed use building. The building comprised of 60,000 sqft of high quality office accommodation together with 15,000 sqft of retail space, which had been designed to achieve a BREEAM Excellent environmental rating.
Fulcrum Asset Management, a global asset manager was the first tenant of this building and required an independent viewpoint to add value to their fit-out project as well as a partner who understood their vision for the project.
There were clear objectives for this project and whilst this was a competitive tender, we understood the client’s requirements and how important it was to liaise with the design and build contractors throughout the duration of the project, to ensure a smooth completion of the works and that the client’s vision was achieved.
Having successfully won the tender, TFT was appointed to provide Employer’s Agent and Cost Consultant services for their CAT B fit-out of the 5th floor of this prestigious building.
The CAT B fit-out works included the installation of a bespoke reception area, front of house boardrooms, back of the house offices with an open plan working area, a meeting space and tea points. Also, new furniture was procured and installed in the new office space. The office was beautifully designed to reflect a modern and smart international investment management business.
During the post contract period, we managed meetings with the contractor and agreed variations to the project, which allowed us to agree the final account within two weeks of finishing the project.
With our in-house expertise, we understood the Client’s requirements from the get-go, capturing their vision and working collaboratively with their teams. We were able to complete the project as planned within nine weeks and on budget. Since the completion, the Client has moved in and is delighted with their office.
