Shaftesbury often restores the fabric of dilapidated buildings, respecting their traditional features, but extending their useful lives to meet the requirements of modern occupiers. It also introduces alternative uses for the upper floors to meet demand for quality residential accommodation in central London locations.
This tired building is in an area of tremendous potential and TFT carried out an initial feasibility study to identify and review the refurbishment options. A scheme was agreed and TFT’s design team worked up the design.
A challenging design and heavy structural work have allowed the subsequent creation of three highly-specified flats (including a retractable glass roof allowing access to the roof terrace) and a shell for A3 use.
A sustainability audit was undertaken during the feasibility stage and a number of the report’s recommendations were incorporated into the design, including a green roof, LED lights, smart metering and air source heat pumps to heat the flats.
The works have regenerated a previously unloved building to its former glory to last for many decades and the rentals will provide high end yields from a building which now enhances the desirability of this central and lively cosmopolitan area.
