TFT was the Project Manager and CDM Coordinator for a major refurbishment and ‘Category A’ fit-out of 450 South Oak Way in Green Park, Reading, completed in September 2014. The building was originally constructed in 2002 and comprises approximately 100,000sq ft of office accommodation over five storeys with a central atrium extending the full height of the building. All elevations are fully glazed including a triple glazed ‘thermal wall’ façade to the south. Originally finished to shell and core, the building had never been occupied and the project brought the offices to a Category A fit-out, whilst increasing the internal area and enhancing the common parts.

The project provided the client with a building that is considered ‘Grade A’ office space and a market leader in terms of quality in the Thames Valley letting market. In addition to the office fit-out, all M&E plant were replaced, the WC’s were fully refurbished and a reception desk and business bar were installed in the atrium. The works also included a dramatic extension at 2nd and 3rd floor levels, cantilevering over the main entrance, creating additional space, and a roof terrace and make a feature of the double height entrance. Internally, there is a feature spiral stair case from ground to first floor level and new link bridges across the atrium on each floor.

The external hard and soft landscaping was replaced and a cycle shelter is constructed, with roof mounted photovoltaic cells. The project achieved a BREEAM rating of Excellent and an Energy Performance Certificate score of B.
