Located within Mayfair, this mixed use period property comprises a pub, retail, offices and residential uses. The pub dates back to 1875.
The properties were converted into a mixed use development comprising a restaurant (A4 use) on basement and ground floors of No 78, a pub (A3 use) on basement, ground and first floors of No 82 and office accommodation (B1 use) on the upper floors of No 78-82.
As Project Managers, TFT was instructed to lead the design team to finalise the feasibility study options, develop the scheme through to planning and then through the construction phase.
The works comprised the provision of a shell and core pub and restaurant on the lower floors and office accommodation on the upper floors with private terrace on level 3.
The lightwell to the rear was infilled and a new core constructed to provide step free access to the upper floors via a lift. Showers and cycle facilities are provided within the basement. The external fabric was restored and a new roof installed.
The scheme will endorse Grosvenor’s 2030/2050 sustainability goals by incorporating measures to reduce operational and embodied carbon, improve purposeful and diverse greening and reducing the amount of construction waste. Examples of such measures include upgrading the thermal performance of the external fabric, installation of energy efficient mechanical and electrical heating, ventilation and cooling systems and installation of biodiverse green walls and planting.
