Since 2017, ten significant developments across the UK have been pre-let to the Secretary of State For Communities and Local Government as part of a wider rationalising of their portfolio. TFT was quickly appointed by the buildings’ investors Legal & General Pension Fund to carry out the Technical Due Diligence (TDD) and subsequent Project Monitoring of all ten schemes.
One of these developments is Atlantic Square 1, Glasgow, creating c. 200,000sq ft of Grade A office accommodation in the city’s financial district. The building is over 12 storeys, including basement car and cycle parking, and is the largest of three buildings proposed at the Atlantic Square site.
Prior to the development of Atlantic Square 1, the area was a ground level private car park behind a retained façade with an enclosed supporting structure. The retained façade is a Category C building of local importance, having fronted a previous bonded warehouse on the site. As a condition of planning, the building required to incorporate the retained façade to James Watt Street which spans across and between Atlantic Square 1 and 2, partially containing the public realm.
The Building Contract also includes the construction of Atlantic Square 2 which remained under the ownership of the Developer. TFT is monitoring all aspects of this Development.
