Destined to become the vibrant heart of Cardiff, Central Square is the city’s newest and biggest development scheme. The Masterplan brings together a transport hub, media city, office space and social space, all sustainably developed within a balanced public realm. The development is adjacent to Cardiff Central Railway Station, providing an important gateway into the Welsh capital.
As part of the wider rationalisation of their portfolio, 10 significant developments across the UK have been pre-let to the Secretary of State For Communities and Local Government.
TFT was quickly appointed by the buildings’ investors Legal & General Pensions Limited to carry out the Technical Due Diligence (TDD) and subsequent Project Monitoring of all ten schemes including Plots 6 & 7 Central Square.
The new Welsh home for the Occupier is 265,976sq ft of Grade A office buildings which have achieved BREEAM ‘Excellent’ status and upper quartile EPC rating, along with other Wellbeing standards introduced by the Occupier.
The location of the Central Square development provided a number of logistical challenges. The proximity of the City’s main shopping precinct, Central train station and Principality Stadium, all of which remained open throughout the development, meant that road closures and site operations had to be carefully managed throughout.
TFT was tasked with ensuring that the developer delivered the project on programme and to the agreed costs. Furthermore, TFT guaranteed that the project was delivered to the requisite quality to satisfy lease agreement obligations and to meet the rigorous standards required by a major Institutional Fund.
On Sep 25, 2020, Plot 6 & 7 was named Building Project of the Year by Construction Excellence in Wales and we would like to extend our congratulations to our Client, Legal & General and the wider project team on this deserved win.
