400 & 450 Longwater Avenue sits within Green Park in Reading, a 195-acre business community incorporating a number of unique, sustainable office buildings designed to harmoniously sit within the biodiverse, landscaped site. TFT was appointed as Project Manager for the speculative development of 400 & 450 Longwater Avenue, which was completed in March 2021 and provides 228,000sq ft of Grade A, column-free office space over two buildings with the potential to be connected via a link building.
The 5-storey buildings achieved BREEAM ‘Excellent’ rating, and is targeting a WELL ‘Platinum’ rating. The building has been designed to complement the wider master plan and to provide maximum flexibility for potential tenants, with an upper floor link connection and sub-division possible on a floor-by-floor or half floor basis.
TFT previously managed the planning stages of the development and achieved the original planning consent in 2016. Working under the new owner Mapletree Investments Pte Ltd, a leading real estate developer, investor, capital and property manager, headquartered in Singapore, we have overseen the design enhancement and development. This included more efficient car parking, column-free floor plates and increased building heights, all successfully navigated through the planning process. Ready for occupation in mid/late 2020, the new tenants will join the 60+ other businesses within the 7,000 strong community at Green Park.
