8 Lloyds Avenue is a Grade II listed Edwardian office building, constructed in c.1908 with later refurbishments in 1970 and 1997.
TFT were appointed as Project Manager, Cost Consultant and CDM Co-ordinator on behalf of Columbia Threadneedle for the full strip out back to open plan Grade A CAT A fit out of 7 floors of office space including associated structural works. TFT’s Sustainability Team also carried out a BREEAM and Energy assessment.
High levels of stakeholder management ensured that the project delivered against the brief and agreed success criteria while the listed nature of the building called for a careful approach to the refurbishment, particularly with the listed dome feature on the fifth floor. The project was delivered on time, below budget and to the expected high standard.
