Mercer Real Estate Partners instructed our team of Project Manager, Employer’s Agent, CDM Co-ordinator and Code for Sustainable Homes Assessor on this £4.5m six storey mixed use refurbishment project.

The Commercial areas extend over five floors and were pre-let to Tesco’s on-demand movie-streaming service, Blinkbox. An additional floor was constructed to accommodate five flats and a penthouse with panoramic views to The Shard, the Old Bailey, St Paul’s Cathedral and the Post Office Tower.

New façades were constructed to all elevations and substantial third party issues were negotiated and overcome with the owners of adjacent properties.

The development met an obligation under a Section 106 Agreement for the flats to achieve at least Level 3 Code for Sustainable Homes with 50% of the credits coming from the Energy, Water and Materials categories.

The property owner achieved a significant increase in rental income and capital value of the asset. The commercial part of the development was pre-let and all the flats pre-sold off plan.
