Linen Hall, a Grade-II Listed building on London's historic Regent Street, was due for planned preventative maintenance to make sure its façades and rooftop elements would remain in the best condition for the future. However, due to its listed status and traditional design, certain areas were hard to access safely. Working on one of the busiest streets in the world during the January sales offered its own challenges too: traffic and pedestrians obstructed access and line of sight for key building elements. Taking on the challenge of delivering a thorough analysis of the building safely and accurately, our team used high definition 3D scanners to capture a point cloud of the building. Those outputs informed 2D drawings for surveyors to use in identifying remedial works, and supporting listed building works applications to complete the works. Our approach was not only quick and safe, but the level of detailed information captured was millimetre-accurate. Panoramic imagery was captured simultaneously with a LiDAR sensor, allowing us to produce a colourised point cloud of the site which you can see here:

Translating this point cloud information within AutoCAD allowed us to create a precise 2D drawing of each building façade. These elevation drawings were utilised by the wider Technical Due Diligence (TDD) survey team to help pinpoint and flag the location of defects where necessary. This solution was made even simpler thanks to close collaboration between TFT's project managers, surveyors and geomatics specialists with a common data environment. Our work on Linen Hall is part of a wide-reaching planned maintenance scheme, helping to ensure that The Crown Estate's buildings are kept in a good condition for future generations to enjoy.
